rental payments
For convenience, rent can be paid either fortnightly or calendar monthly. Please ensure that your rent is always paid on time and in advance.

gas, electricity & telephone
On your tenancy application there are details of a 3rd party provider, "Direct Connect" who can arrange connection of the following utilities, as well as internet and pay TV. It is the tenant's responsibility to arrange connection of the following utilities:
Gas - the natural gas co. 13 16 06
Electricity - Energy Australia 13 15 25
Phone - Telstra 13 22 00 / Optus 13 39 37

bond
Bond comprises of 4 weeks rent for unfurnished premises and is lodged with the Rental Bond Board for the duration of the tenancy.

inspection report
An inspection report is undertaken at the commencement of the agreement and again on vacating. The report is in triplicate and the tenant should check the condition of the premises against the report and return the copy of the report to home estate agents within seven days. Any discrepancies can be discussed with your property officer prior to returning the form.

repairs and maintenance
Requests for repairs must be made in writing by facsimile or email. Please advise home estate agents of all repairs as soon as practical.

notice to vacate
Notice must be given in writing to home estate agents in accordance with the terms of the residential tenancy agreement. Please read 'the renting guide' for full information on ending your tenancy.

insurance
Tenants belongings are not covered by the landlord's insurance and home estate agents advise you to insure your personal possessions against damage, theft or loss.

general
Thoroughly read through your residential agreement and 'the renting guide' provided to you on signing your agreement and be aware of your obligations and rights as a tenant.
